Sandy Springs' typical home value hit a record $685,103 in September, up 3.4% in a year while Atlanta and Fulton County fell, Zillow says. The south end led.

The typical Sandy Springs home was worth $685,103 in September, the highest figure on record for the city. That is up $22,283, or 3.4%, from $662,820 a year earlier.

The figures come from the Zillow Home Value Index, which Zillow Research publishes monthly for cities, counties and ZIP codes. Its series for Sandy Springs goes back to 2000, and September’s value is the highest in it.

Sandy Springs is rising while the area around it is not. Over the same year, the index fell 1.5% for Fulton County as a whole and 1.9% for Atlanta. Sandy Springs ranks ninth of 551 Georgia cities in the index.

The index is not a sale price. It is a smoothed, seasonally adjusted estimate of what a home in the middle third of the market is worth, single-family homes and condos together.

Zillow revised August down

September’s figure is a record even though it sits below the August value we reported earlier this month. Zillow revises past months as new data arrives. Its October release puts August at $683,120, down from the $692,396 it first published. September added 0.3% to the revised figure.

The south end led

The city’s ZIP codes moved very differently over the year. ZIP code boundaries do not follow the city limits, so these figures are a guide to each part of town, not a city total.

ZIP code Part of town September 2026 A year earlier Change
30342 South end, next to Buckhead $841,385 $799,592 up 5.2%
30328 Central and west $618,531 $599,428 up 3.2%
30350 North end $525,597 $525,001 up 0.1%

The typical value in 30342 rose by $41,793 in a year. In 30350 it rose by $596.

Ten years of growth

The typical Sandy Springs home was worth $415,520 in September 2016, so values have risen 65% in 10 years. The biggest jump came between September 2020 and September 2022, when the index climbed from $479,861 to $621,408.

Growth since then has been slower. This year the index barely moved in the spring, from $677,971 in April to $678,561 in June, then picked up over the summer.

Rents and new homes

Rents moved much less than values. The Zillow Observed Rent Index put the typical asking rent in Sandy Springs at $1,680 in September. That is up 0.3% from $1,675 a year earlier and down 0.8% from $1,694 in August. Sandy Springs ranks 95th of 151 Georgia cities in that index.

Very few new homes are being added. The Census Bureau’s Building Permits Survey shows the city authorized one housing unit in August, a single-family house with a construction value of $311,424. Those are permits, not homes started, and the bureau revises the figures in its annual file.

The city’s own housing study found the same squeeze from a different angle: prices rising far faster than incomes. Our story on the 2026 housing needs assessment has the detail.

What it means for you

  • Owners: a higher market value usually means a higher assessed value. The Fulton County Board of Assessors mails assessment notices in the spring, and Georgia gives owners 45 days to appeal. Our property taxes page explains how. The City Council holds its last property tax hearings on Tuesday, Nov. 3.
  • Buyers: the index is an estimate, not a list price. Recent sales near a home you are watching are a better guide. Our real estate transfers column lists recorded sales.
  • Renters: asking rents are almost exactly where they were a year ago.
